Home refinance is a term heard a lot these days. It basically means reorganizing the financing of your home. There are many reasons to refinance your home and many ways to do it.

Why refinance your home?

Good question. The most common reason for refinancing is to save money. As of the date of this writing, interest rates are at an all-time low, there is perhaps no better time than now to refinance your home.

You can save money by refinancing and getting a lower interest rate, which in effect will lower your monthly payments. You can also obtain a 15 year mortgage loan as opposed to a 30 year loan, shortening the length of your loan and saving money long term.

During times of high interest rates people commonly get adjustable rate mortgages. When the interest rates decrease, people often change their mortgage loans to a fixed-rate mortgage in order to lock in the lower interest rate.

When rates are low, homeowners refinance to lock in low rates. When rates are high, homeowners prefer adjustable loans to obtain lower payments.

A third reason why homeowners refinance is for debt consolidation. You can get a lower interest rate on your debt and combine all your debt into one payment. Debt consolidation can result in tax savings since mortgage loans are tax deductible, while consumer loans are not.

The answer to the question "Should I refinance?" is a tough one to answer. No situation is the same.

Sometimes, you do not have a choice––you are forced to refinance. This can happen when you have a loan with a balloon provision, but with no conversion option. In this case it is best to refinance a few months before the balloon becomes due.
